What to Expect

Book an Inspection:
If you’re interested in booking an inspection, you have a few options: you can do it online, via text, phone, or email. Inspections typically last between 1 to 4 hours, depending on whether it’s a home or commercial building, and are available Monday through Saturday. If you’re located outside of the Campbell River, Comox Valley, or Courtenay areas, we’ll work with you to discuss availability and costs.

Confirmation Of Inspection Time:
When you book an inspection, you can expect me to reach out to your Realtor or the seller (if it’s a For Sale By Owner situation) to confirm the date and time of the inspection. If any changes need to be made, I will let you know. However, if you prefer to handle the communication with your Realtor or the seller yourself, that is also an option. Rest assured that I will work with you to ensure a smooth and stress-free inspection process.

Contract:
When you schedule a home inspection, you can expect to receive a Contract and Inspection Agreement to review beforehand. These documents are required by Consumer Protection BC and the Home Inspection Association of BC.

Day of Inspection:
The inspector will arrive at the scheduled time to conduct a thorough examination of the property. The duration of the inspection process will depend on the size of the building and its maintenance history, usually taking anywhere from 1 to 4 hours. During this time, feel free to ask any questions you may have and gain valuable insights into the condition of the property. Whether it’s a residential or commercial property, rest assured that I will accommodate anyone who wishes to be present during the inspection. There is no need to worry about leaving the property empty.

To Wrap Things Up:
There are a few options for how we can proceed after the inspection. Again, you’re welcome to join me for the inspection or meet me on site at the end. Alternatively, I can provide you with a summary of the inspection and we can discuss further after you’ve had a chance to read the full report. It’s crucial that you read the entire report before removing any subjects, so please make sure to schedule the inspection with enough time for you to review it thoroughly. Ideally, you should have at least one full day to review the report before making any decisions.

Receiving The Report:
After the inspection, you will receive a comprehensive report via email. If the inspection is for a home, the report will typically be ready within a day, although it may take longer for older or more complex properties. For commercial or residential inspections, the report may take 3 to 5 days to complete, and we will discuss the timeline with you before booking the inspection. Regardless of the type of inspection, the report will be in full color and provide a detailed analysis of the property’s condition.
