What You Need to Know

Don’t neglect your home’s maintenance needs! Learn why a home maintenance inspection is crucial for keeping your property in top condition.

Regular home maintenance inspections are essential for keeping your property in good condition and preventing costly repairs down the line. By identifying potential issues early on, you can address them before they become major problems.
Let’s explore the importance of home maintenance inspections and what you can expect during the process.

What is a home maintenance inspection? A home maintenance inspection is a thorough evaluation of your property’s condition, typically conducted by a professional inspector. During the inspection, the inspector will examine various components of your home, including the roof, foundation, electrical and plumbing systems, HVAC system, and more. The goal of the inspection is to identify any issues or potential problems that could impact the safety, functionality, or value of your home.

Benefits of a home maintenance inspection can be numerous.
First and foremost, it can help identify any potential safety hazards or issues that could lead to costly repairs down the line. Additionally, a maintenance inspection can help ensure that your home is functioning at its best, which can improve energy efficiency and save you money on utility bills. Finally, a maintenance inspection can help protect your investment by identifying any issues that could impact the value of your property.

What to expect during a home maintenance inspection. A professional inspector will thoroughly examine your property, both inside and out. They will look for any signs of damage, wear and tear, or potential safety hazards. This may include checking your HVAC system, inspecting your roof and gutters, examining your plumbing and electrical systems, and more. After the inspection is complete, the inspector will provide you with a detailed report outlining any issues they found and recommendations for repairs or maintenance.

How often should you schedule a home maintenance inspection? It’s recommended to schedule a home maintenance inspection at least once a year. However, if you live in an older home or in an area with extreme weather conditions, you may want to consider scheduling inspections more frequently. Additionally, if you’re planning to sell your home, a maintenance inspection can help identify any issues that may need to be addressed before putting your property on the market.

Common issues found during a home maintenance inspection.
A home maintenance inspection can uncover a variety of issues that may be affecting the safety, functionality, and value of your property. Some common issues that inspectors may find include leaks or damage to the roof, outdated or faulty electrical systems, plumbing problems, mold or moisture issues, and structural damage. It’s important to address these issues promptly to prevent further damage and maintain the overall health of your home.

What we Report On

Lagos-Sea Inspections offers a comprehensive visual inspection
of various systems in a property.

  • This includes the structural systems such as:
foundations, basements, walkways, grading and drainage, as well as wall, floor and ceiling structures.
  • The exterior of the property is also inspected covering:
flashing, patios, driveways, grading, surface drainage, walkways, decks, trim, wall coverings, garages and associated systems.
  • The roofing system is inspected for:
roof coverings, drainage systems, flashings and skylights, chimneys,
as well as any other roof penetrations.
  • Electrical systems are checked for:
branch circuits, service entrance and panels, connected devices and fixtures,
smoke and carbon monoxide detectors, as well as ensuring outlets are GFCI-protected.
  • Plumbing systems are inspected for:
water supply systems, fixtures and faucets, drain, water heater, vents, waste and vent systems, flues and chimneys, and any sump pumps or fuel storage and distribution systems.
  • Heating, ventilation and air conditioning systems are also inspected, including:
vents and flues, ducts, heating and cooling equipment.
  • Safety and Quality issues are identified and reported, and recommendations for further evaluation by a specialist are provided if necessary.

What we Don’t Report On

It’s also important to understand what a home inspection is not.

 – First and foremost, it is not a technically exhaustive process. Inspectors do not dismantle systems in order to fully assess their condition.
 – Additionally, while thermal imaging can provide some insight, most inspectors do not have X-ray vision and cannot see behind inside systems or walls.
 – Finally, a home inspection is not a report on every minor cosmetic issue in a home, but rather a comprehensive evaluation of its overall condition. Inspectors focus on major deficiencies that could impact the safety or functionality of the home.

At LAGOS-SEA Home Inspections we leave no stone un-turned in our inspection process to provide you with the most comprehensive report on the condition of your home.
